House Painters in Bayview Village, North York
Bayview Village runs from Finch Avenue East down to Highway 401, with Bayview Avenue on the west edge and Leslie Street on the east. Farlinger Development Ltd. planned it in 1954 with town planner Dr. E. G. Faludi, and most of the houses went up between 1954 and 1964. Faludi curved the streets to follow the land instead of dropping a grid on it. That is why Citation Drive and Bunty Lane bend the way they do, and why close to a quarter of the neighbourhood is still green.
The original stock is raised and executive ranch bungalows, split-level houses, and Georgian Revival two-storeys. About 21 percent of the dwellings here are single-detached. The other 61 percent is apartment and condo, most of it stacked along Sheppard Avenue and in the strip between Sheppard and the 401. That is two very different painting jobs inside one neighbourhood.

What the 1954 to 1964 Houses Take
That build window sits right on the changeover from plaster to drywall, so we find both, sometimes in the same house. Original walls are often plaster over lath. The finished basement, the back addition, and anything rebuilt later are drywall. They do not prep the same way.
Plaster moves. The cracks come back in the same places every winter, over the door frames and along the joint where the wall meets the ceiling. We cut them open, fill, tape the ones that keep working, and prime the patch so it does not flash back through the finish coat. Drywall gives you the other list, nail pops, lifted seams, and corner bead that has taken a knock. Same rule either way. Prime it or it shows.
The ranch bungalows are the ones people underestimate. Wide unbroken wall runs and big picture windows throwing side light straight down the wall. Side light finds every roller mark, so those rooms get two full coats and a wet edge. The split-levels bring the other problem, half-flight stairwells with a wall that runs two storeys on one side. Those need proper staging.
Original trim is solid wood under eight or ten coats, soft at the corners and blurred in the profile. We sand it back so the edges read sharp again. If your ceiling is textured, say so at the estimate, because texture never gets dry-scraped in an occupied house.
Canada did not regulate lead in paint until 1976, so 1960 is not the safe line. We treat the lower layers in any pre-1980 home as lead until proven otherwise, and exterior coats before 1990 can still test high. The infill rebuilds are the opposite job, fresh board and a lot of skim coating.
Condo and Tower Painting at Bayview and Sheppard
Most front doors in Bayview Village are in a building, not on a street. The towers run along Sheppard and down toward the 401, places like The Waldorf at 2 Rean Drive, ARC at 2885 Bayview Avenue, The Rockefeller at 18 Kenaston Gardens, Bayview Mansions at 2 Clairtrell Road, and Vida at 621 Sheppard Avenue.
Every one of them has a property manager and a rule sheet, and a tower repaint lives or dies on that sheet. The service elevator gets booked in a block and padded. Management wants our certificate of insurance on file before anyone hands over a key. There are quiet hours, a loading window, and a service entrance instead of the lobby. We handle that so you are not on the phone with the concierge.
Access is the real cost driver in a tower, not the square footage. Everything moves through one elevator, so we stage the unit in fewer and bigger trips and protect the cab and the corridor carpet on the way through. Parking is tighter than it used to be.
