House Painters in Don Mills, Toronto
Don Mills is a district in Toronto's North York, and the houses here were planned before a single one was built. This was Canada's first planned community, laid out between 1952 and 1965 on 835 hectares between the west and east Don River valleys. E.P. Taylor financed it. Macklin Hancock designed it, a Harvard graduate student in his mid-twenties who had studied under Walter Gropius. Don Mills Development controlled the design, the colours, and the building materials of every building that went up, and made builders hire company-approved architects trained on Bauhaus principles.
The plan is still under your feet. Four residential quadrants surround the old town centre at Don Mills Road and Lawrence Avenue East, now Shops at Don Mills, and each quadrant got its own school, church, and park. The roads were drawn to slow cars down, so they wind and end in cul-de-sacs. The houses sit on square lots with long street frontages, so the long side faces the road instead of the narrow end. For a painter that is the whole job in one line. There is more wall facing the street here than on a downtown semi, and all of it is on show.
The first Don Mills house went up on Jocelyn Cres, with construction starting on 8 May 1953 and residents moving in that October. The neighbourhood grew out from there, past the Aga Khan Museum at 77 Wynford Drive, Edwards Gardens at Leslie and Lawrence, and the ravine parks at Moccasin Trail and Bond Park. What Painting a Don Mills Home Involves
A mid-century house is a different paint job than a new build, and it is worth knowing why before you collect quotes.
Start outside. Because these houses turn their long side to the street, there is more siding, fascia, and trim across the front than on a narrow-frontage house. The mature trees on these lots also mean shade and damp on the north and east walls, which is where mildew shows first. We wash, scrape, and spot-prime before any colour goes on, because prep decides how long the coat lasts.
Then there is lead, which nobody sees. Lead in paint was first regulated in Canada in 1976, not 1960, and exterior paint took longer still, so exterior coats applied before 1990 can carry high levels. The safe assumption is that any house built before 1980, and especially before 1960, has lead in the paint indoors and out. In the City's Banbury-Don Mills profile, 25% of dwellings were built before 1960 and 55% before 1981, so on the original stock we treat lead as a given. The worst of it sits in the high-traffic paint: window trim, baseboards, banisters, cupboard doors, and porches, which is exactly what a repaint touches. So no dry sanding and no heat gun, because a heat gun turns lead into vapour. The room gets sealed off, surfaces stay wet while we scrape, and a HEPA vacuum runs throughout.
