Don Mills is a district in Toronto's North York, and its houses are not like the rest of the city. This was Canada's first planned community. It was built between 1952 and 1965 on the land between the two branches of the Don River, financed by the industrialist E.P. Taylor and laid out by Macklin Hancock, a Harvard planning student still in his mid-twenties who had studied under the modernists. The whole place went up as one design. In 1997 the Province named Don Mills a heritage site, the only community in Ontario honoured that way for how it was planned.
The plan is still on the ground under your feet. Four residential quadrants wrap a town centre at Don Mills Road and Lawrence Avenue, and The Donway rings it. The streets curve and dead-end in cul-de-sacs. But the real tell is the houses. Don Mills is Toronto's first mid-century-modern neighbourhood, so the stock is low bungalows, split-levels, and backsplits sitting on wide lots under mature trees, plus a lot of apartments. More than half the original units were built as apartments, and the plan also included rental townhouses. Everything went up under a modernist design code that controlled the colours and the materials, so the look was consistent from day one.
