House Painters in Lansing-Westgate, North York
Lansing-Westgate is the City's name for the stretch of North York between Yonge Street and Bathurst Street, with Highway 401 along the bottom and Burnett Avenue across the top. It started as a crossroads settlement at Yonge and Sheppard, with a store and a post office. Joseph Shepard's daughter Saida gave it the name Lansing. The village was later folded into Willowdale, and the corner it grew from is now Sheppard-Yonge station, where Line 1 meets Line 4.
Most of the houses went up between 1910 and the 1950s. Near Yonge you get one- and two-storey pre-war houses. On the newer streets you get modest one-and-a-half-storey postwar houses and bungalows. And on more and more lots, the bungalow has come down and a much bigger house has gone up in its place.
The 2021 census counts 6,555 homes here. 2,380 are single-detached houses and 3,285 are in buildings of five storeys or more. That's close to an even split, so we're really doing two kinds of job inside one neighbourhood. And 2,780 of those homes were built in 1980 or earlier.
We paint all of it. Original houses, brand-new builds, rental units, and condo suites by the station.
Interior and Exterior Painting in Lansing-Westgate
A pre-war house near Yonge and a new build on Cameron need opposite prep. In the older house the original walls are usually plaster, the trim is solid wood under a lot of old coats, and most of the work is in the repairs. In the new house the walls are fresh drywall, and the work is in the primer and the cut lines. We quote each one on what it actually needs, not on square footage alone.
Outside, we wash, scrape and prime bare wood before any colour goes on, on the old houses and the new ones alike. If you're doing inside and outside together, we book it as one job with one timeline. See interior painting and exterior house painting for the full scope.
Cameron Avenue and the Split Lots
Walk Cameron Avenue and you can watch the neighbourhood change. Since 2017 the City's Committee of Adjustment has approved six applications on Cameron to sever one lot into two, with a new house on each half. 67 Cameron in 2018. 135 in 2019. 81 in 2022. 51 in 2023. 174 and 44 in 2024. In between, single lots at 178, 203, 222 and 204 were approved for new houses, and this year 145 Cameron was approved for a new house plus a garden suite in the back yard.
That's a lot of new drywall on one street, and a new build is its own kind of paint job. The walls are flat and the corners are crisp, but drywall mud and bare paper soak up paint at different rates. Skip the primer and the joints show through the finish the first time sun rakes across the wall. So we prime every new wall before colour goes on. Every time. We also check the trim and doors. Factory-primed trim still needs real finish coats, and the nail holes get filled before the paint, not after.
Here's the call we make most often on the older houses. If you're selling a bungalow to a builder who plans to knock it down, don't pay us for a full repaint. A builder buying for the lot isn't paying for your walls. Paint the rooms you live in until you move, or leave it. If you're staying, or selling to a family who will live there, that's when a full repaint earns its keep.
The new lots bring rooms the old houses never had. A garden suite like the one approved at 145 Cameron is a second small house to paint, inside and out, so it goes on the estimate as its own line.
Condo Painting Near Yonge and Sheppard
The tower side of Lansing-Westgate sits on Yonge Street, and it keeps creeping south. Emerald Park at 9 Bogert Avenue went up in 2015, 40 storeys and 573 units, and the City file behind it also took in the Lansing United Church site. In 2024 an application asked for 40 storeys on the Esso gas bar at 4696 Yonge. Then on September 29, 2026, a new one landed for 4632 to 4648 Yonge, a 50-storey building with 569 units and its driveway off Cameron Avenue.
In a tower, the building sets the schedule. Emerald Park is run by FirstService Residential, and every building like it has its own rules for the service elevator, the insurance paperwork and the work hours. We book the elevator, send the certificate of insurance, pad the cab, and work inside the hours we're given. Low-odour paint is a given when the corridor air is shared.
When a suite changes hands or tenants, we paint it in the gap. See condo and apartment turnover painting for how we schedule those.
Basement Flats and Rental Houses
Not every rental here is in a tower. 2,845 of the 6,555 households rent, and the census counts 190 flats in duplexes, two units stacked in one house. You see it in the listings. When 14 Franklin Avenue, a bungalow near Yonge and the 401, sold in 2022, it had a separate basement entrance, a second kitchen, a bathroom and a rec room downstairs. The listing pitched it as a place to live in or rent out until a condo developer came calling.
Basement units wear differently. Low ceilings, small windows, and a kitchen that sees hard use. We seal old water marks with a stain-blocking primer, use a scrubbable finish on the walls, and schedule around the tenant. Landlords with more than one unit can book them together. See rental property painting.
The Painting Services We Offer
Pre-war houses by Yonge, postwar bungalows on the newer streets, new builds on split lots, and towers by the station. These are the jobs we book here, often on the same visit.
Interior painting
Walls, ceilings, trim, doors and closets. Plaster cracks in the older houses get cut out and filled. New drywall gets primed. Low-odour paint, so you can stay home while we work.
Exterior painting
Wood trim, soffits, fascia, porches and railings on the original houses, and the trim on the new ones. Washed, scraped and primed first, because that's what gets paint through a Toronto winter.
Cabinet painting and refinishing
Doors off, degreased, sanded, primed and sprayed, so there are no brush marks, in a postwar kitchen or a new build. See kitchen cabinet refinishing.
Plaster and drywall repair
Cracks over the door frames in the older houses, nail pops and seams in the newer ones, skimmed flat and primed. See plaster repair.
Deck and fence staining
Washed, left to dry, then stained so the wood sheds water.
Wallpaper removal
Scored, steamed and stripped, then the glue comes off and the wall gets skimmed for paint.
Ceiling painting
Water stains blocked first, then a flat finish that hides the small dips in an old plaster ceiling.
Trim, crown molding, and doors
Filled, caulked and sanded, then finished hard. On old solid wood trim that means sanding back the build-up so the profile reads sharp again.
Condo and rental turnover
Suites and basement units between tenants, booked around the building or the tenant.
Power washing
Dirt, chalk and mildew off before any exterior coat, so the paint bonds to the surface.
Great customer service, job done professionally, very happy with the result, definitely recommend.

FAQ
Lansing-Westgate Painting Questions, Answered
Do you paint the new houses on the split lots along Cameron Avenue?
Yes, inside and out. New drywall gets a primer coat before any colour, so the joints don't flash through the finish. If there's a garden suite out back, we price it as its own line.
My house near Yonge is pre-war. Is it plaster or drywall?
Most likely plaster on the original walls. Lansing-Westgate was built up mainly between 1910 and the 1950s, before drywall took over. Additions and finished basements are usually drywall. We check before we quote, because the prep is different.
Should I repaint my bungalow before I sell it?
It depends who's buying. If a builder wants it for the lot, skip the full repaint and keep your money. If a family is going to live in it, fresh paint in the main rooms is worth it. We'll tell you which one we'd do.
Do you paint suites in Emerald Park and the other towers by Sheppard-Yonge station?
Yes. We book the service elevator with management, file our certificate of insurance, pad the cab and the corridor, and work inside the hours the building gives us.
Can you paint a basement flat between tenants?
Yes. We book around the tenant or the vacancy, seal old water stains with a stain-blocking primer, and use a finish you can wipe down. Landlords with more than one unit can book them together.
How old are the houses in Lansing-Westgate?
Older than the towers suggest. Of the 6,555 homes in the 2021 census, 1,645 were built in 1960 or before and another 1,135 between 1961 and 1980.
How far are you from Lansing-Westgate?
About 14 km from our base on St Dennis Drive, roughly 16 minutes with clear roads. Up the Don Valley Parkway, west on the 401, and off at Yonge.
Do you offer cabinet spraying?
Yes. We clean, degrease, sand and prime before we spray. We paint cabinets rather than stain them, and cabinet work carries a warranty of up to 12 years.
How do I get a price?
Call (416) 319-8444 or fill out the form. We come out, look at the job, and leave a detailed written estimate.
