Parkwoods sits in the east end of North York. The City of Toronto files it as Parkwoods-Donalda, neighbourhood profile 45, 34,805 people at 4,691 per square kilometre. Highway 401 caps it to the north, Victoria Park Avenue the east side, Lawrence Avenue East and the Canadian Pacific railway tracks the south, and the Don Valley Parkway the west. York Mills Road runs through the middle and splits the place in two. Development began in 1956, the year the Coulson log cabin at Parkwoods Village Drive and Victoria Park came down. John Coulson, a teenager out of England, built it around 1833, and that street is where the neighbourhood got its name.

The split down York Mills Road tells you a lot about the houses. North of it you get semi-detached starter homes. South of it is the more affluent single-family section plus a large cluster of rental and condominium townhouses, and plenty of the original 1957 to 1962 buyers are still in place. The houses went up in the 1960s: modest two-storey homes, split-levels, and ranch-style bungalows, borrowing from Tudor and Georgian Revival alongside plain contemporary. The census backs the age up. Of 13,921 private dwellings, 29% predate 1960 and another 55% went up between 1961 and 1980.

The land shapes the work as much as the era does. Parkwoods is known for winding streets and undulating, well-treed ground. Brookbanks Park runs through the centre of the neighbourhood, a ravine valley under thick tree cover with Deerlick Creek down the middle, and the Graydon pocket in the northwest sits on hillside terrain around the Donalda Golf and Country Club. The addresses are ones you know: Cassandra Boulevard, Underhill Drive, Roywood Drive, the library at 210 Brookbanks Drive, Fenside Arena, the Broadlands rec centre at 19 Castlegrove Boulevard, and the plazas at Victoria Terrace and Donwood.

What Painting a Parkwoods Home Involves

A Parkwoods house paints differently than a downtown brick semi. Here is why.

Start with the split-levels. Half-flights of stairs give you tall stair walls and sightlines that read from two floors at once, so the cut line is visible from the landing and the floor below at the same time. A wavy line up a stair wall is the first thing the eye finds. It is slow work, and it is the part a rushed crew skips.

Then the wood. A ranch-style bungalow runs long lines of fascia, soffit, and eave, plus wood siding and trim. Wood asks for more prep than brick. It moves with the seasons, the south wall bakes, and old paint lifts at the seams. We sand back to sound wood, spot-prime the bare spots, then coat it so it holds through a Toronto winter.

Lead is the one nobody sees, and plenty of painters get the date wrong. Canada did not regulate lead in paint until 1976, so 1960 is not the cutoff. Public health guidance is to assume any house built before 1980 has lead in the paint, indoors and out, especially anything pre-1960, when levels ran as high as 30 to 50% pure lead. Exterior coats applied before 1990 can still carry high levels. In Parkwoods that covers 84% of the dwellings, and the worst of it sits in high-traffic paint: window trim, baseboards, banisters, cupboards, doors, and porches. So we seal the room, keep old surfaces wet while we scrape, run a HEPA vacuum instead of dry sweeping, and never dry-sand or heat-gun old paint, because heat turns lead into vapour.

Last is the calendar. Paint needs a mild, dry stretch to cure, and a wall sitting in shade has to be washed and fully dry first, so we book most exterior work between late spring and mid-fall.
