North York has been an industrial place since the 1950s. The plants and warehouses went up fast in the postwar decades and most of that stock is still working. Downsview is the clearest case. East of Dufferin it is houses, west of Dufferin it is industry, and there has been an aircraft plant on that airfield since de Havilland bought the farmland in 1929. North of the 401, Keele Street splits residential streets on the west from the Keele and Finch industrial lands on the east, where the tenants are manufacturers, warehouses, and distribution. The Don Mills employment lands came out of the same decade, IBM opening there in 1951.
Buildings of that generation share the same interior surfaces. Concrete block walls, exposed steel columns and open web joists, a metal or concrete deck overhead, and a slab that has taken decades of forklift traffic. Some of it has never been painted. Some carries three generations of coating, chalking and letting go.
Bright walls are lighting. Bare block reflects around 20 to 35 percent of the light that hits it, white painted wall and deck sit near 80 to 85 percent, and a building at that reflectance picks up roughly 15 to 20 percent more usable light off the same fixtures. Marked aisles keep lift trucks and people apart, and safety yellow on a column gets read across the floor in half a second.
What Industrial Painting Takes
Start with the block. Concrete masonry drinks over a gallon of paint per 100 square feet, and the block face and the mortar joints drink at different rates, which is why a roll job on raw block dries patchy and pinholed. Block gets a heavy filler first, sprayed and back-rolled into the pores at 10 to 18 mils dry, then two finish coats. Skipping that fill is why so many painted warehouse walls look blotchy in raking light.
Then the contamination. Forklift exhaust, hydraulic mist, dust off the racking, and the grey film on every wall within twenty feet of a press. Oil and grease come off before any abrasive work, because sanding a greasy wall drives the oil in instead of taking it off. Sherwin-Williams is specific about it: remove all oil and grease, and do not use hydrocarbon solvents doing it. Efflorescence gets washed off and the moisture behind it looked at, or the same white bloom comes back through your new paint.
Steel gets its own prep. Columns, beams, joists, and rack uprights give up loose rust, mill scale, and loose old coating by hand or power tool, and a column base eaten out by wash-down or road salt gets cut back further. A direct-to-metal acrylic then goes on at 2.5 to 4 mils dry per coat, two coats. Safety colours are weak-hiding pigments and want a primer under them.
Some things get masked and never painted. Sprinkler heads are the big one. NFPA 25 is blunt about it. A head carrying paint the manufacturer did not apply, where that paint is detrimental to how it performs, gets replaced, and you cannot clean it off with solvent or a wire brush. Paint on the glass bulb, the fusible link, the seal, or the deflector is a replacement, not a touch-up. Heads get bagged before a sprayer is switched on, along with hose cabinets and pull stations.
Then the conditions. These coatings want 10 degrees minimum on the air, the surface, and the material in the pail, humidity under 85 percent, and the wall a few degrees above the dew point. In an unheated warehouse in February a north wall can sit below dew point all morning while the air reads fine, and paint applied to it will not bond. We meter the surface, not just the air. Recoat is not cure either: about three hours to recoat itself and closer to eighteen before the finish coat, thirty days to full hardness. Painting a Working Warehouse Without Shutting It Down
A shutdown is never our first answer. We walk the floor with your supervisor, cut the building into bays, and work one at a time with a written sequence, so your people know on Monday where we will be on Thursday.
Spray is fast on a big wall and unforgiving everywhere else. Open stock, conveyors, motors, and panels get covered before the gun comes out, and in tight bays holding product that cannot move we roll instead. Slower, and cheaper than a claim on somebody's inventory.
Warehouses hold smell longer than offices because the air volume is large and the air changes are few, so waterborne acrylics keep the odour down enough to run two bays over. Floor work has its own clock. Lift truck tires pick a fresh line straight off the slab, so striping goes in at the end of a zone and traffic stays off it for the full cure window. Shutdown weeks in summer and at the end of December book out early.

Warehouse walls and ceilings
Concrete block, tilt-up panel, drywall on the office side, and the deck and joists overhead. Raw block gets filled first, then two finish coats in a sheen you can wipe. On high deck we spray and keep a roller behind the gun, because a sprayed-only finish on open joists shows every miss.
Columns and structural steel
Columns, beams, open web joists, mezzanine framing, and rack uprights. Loose scale and rust come off first, then a direct-to-metal acrylic at 2.5 to 4 mils dry per coat. Safety yellow, orange, and red all hide poorly, so they get a primer coat underneath. Rusted-out column bases get cut back to sound metal.
Floor lines and markings
Aisles, walkways, crosswalks, staging areas, keep-clear zones at panels and fire equipment, and hatching in front of a dock. Yellow marks traffic, red marks fire and emergency, black and yellow stripes flag a hazard. Lines run 2 to 6 inches wide, 4 inches being the common call. Under lift truck traffic an epoxy or urethane line outlasts ordinary floor paint several times over, and the slab gets ground and degreased first. Masonry and block repair
Cracked joints, blown-out block at the corner a forklift found, spalled concrete at the levellers, and old anchor holes, all patched and cured before coating. New block needs its full cure and an alkalinity check first.
Loading docks, doors, and bollards
Dock walls take the worst of the building. Trailer bumpers, pallet corners, road salt, and water blown in off the apron. Doors, frames, guide rails, and bollards get a harder finish and a colour that shows where the edge is.
Mezzanines, guardrails, and stairs
Mezzanine framing, guardrail, handrail, stair stringers, and nosings. Guard and rail get the safety colours your site standard calls for, in a finish built for hands and gloves rather than a wall paint that rubs off.
Wash and degrease prep
Pressure washing, detergent wash, and degreasing on walls carrying years of hydraulic mist and exhaust. Chalking old coatings get adhesion tested first, because new paint is only as attached as the layer under it.

Nine Things Worth Knowing Before Industrial Painting
- Prep decides the job. Oil film, dust, and chalk are what a new coat fails on.
- Raw block needs a filler, not a primer. 10 to 18 mils of block filler is what keeps the finish from pinholing.
- Mask the sprinkler heads before anyone sprays. Paint on a bulb, link, seal, or deflector means replacement, and NFPA 25 does not let you clean it off.
- Quote in zones, not in shutdowns. An empty-building price is the highest number you will be given.
- Buy the floor coating for the traffic. Wall paint on a slab under lift trucks is gone by the next inventory count.
- Grind the slab before you stripe it. Lines laid over a cured sealer or an oily patch lift in strips on the first hard turn.
- Watch the surface temperature, not the air. A north wall in an unheated building can sit below the dew point all morning.
- Recoat time is not cure time. Four hours to recoat, thirty days to full hardness, so plan what gets bumped in week one.
- Photograph the bay before and after. Landlords, insurers, and safety auditors all ask eventually.
