Lawrence Park North is City of Toronto neighbourhood 105, and it is not the same place as Lawrence Park. The garden suburb most people picture sits south of Lawrence Avenue, in Lawrence Park South. Number 105 is the piece north of Lawrence: the east half of Bedford Park, plus Wanless Park, Teddington Park and the top of Lawrence Park. Yonge Street runs through the middle, and Lawrence station at 3101 Yonge is inside the line.
Walk the boundary and you get a street list instead of a vague blob. The south edge is Lawrence Avenue West and Lawrence Avenue East. West of Yonge it runs north across Douglas Ave, Bedford Park Ave, Woburn Ave, Cranbrooke Ave, Fairlawn Ave, St. Germain Ave, Melrose Ave, Deloraine Ave and Old Orchard Grove. Up top it follows Joicey Blvd, Ridley Blvd and Yonge Blvd, then crosses to Teddington Park Ave and Knightswood Rd. The east side drops back down Riverview Dr, Mildenhall Rd, Braeside Rd and Wanless Crescent.
The houses came in waves. The Metropolitan Street Railway reached Bedford Park in 1890 and development followed, mid-sized detached and semi-detached homes built between 1890 and 1940. Wanless Park came later. Its plan was registered in 1912 on the old Waverley Farm, the wars and the Depression stalled it, and the City expropriated the park land on 23 March 1931. That park runs about 9.5 acres at 250 Wanless Ave, and we work the streets around it.
What Painting a Lawrence Park North Home Involves
An old house is a different job than a new one, and this is a neighbourhood of old houses.
Start with the number that matters. Of 5,460 occupied dwellings here, 3,595 were built in 1960 or before, so 65.8% of the neighbourhood is pre-1960. Health Canada is blunt about what that means. Paint made before 1950 contained large amounts of lead, some 1940s paint up to 50 percent by dry weight, and lead was not held to 0.5 percent until the Liquid Coating Materials Regulations of 1976.
That changes the method, not the paint. Health Canada notes that disturbing old lead-based paint releases high levels of leaded dust, and that sanding scatters chips through the whole house. So no dry sanding and no heat gun. We seal the room, keep surfaces wet while we scrape and run a HEPA vacuum. We do not test for lead or do abatement. We prep for it.
Then the two-house street. A portion of the original Bedford Park homes have been torn down and replaced with larger, modern ones. The Census shows it: 200 dwellings built between 2016 and 2021 against 3,595 from 1960 or earlier. So a 1920s original sits next to a recent rebuild. One carries decades of coats, the other fresh drywall and factory-finished millwork that needs different priming. We walk the house first.
Last, the canopy. There are 4,615 City street trees inside this boundary and 847 have a trunk 50 cm or wider, Norway maple leading at 554. Bedford Park Ave, Cranbrooke Ave, Wanless Ave and Woburn Ave carry the most. That shade is why a north wall here is damp when the front is bone dry. The Census counts 3,195 single-detached homes and 925 semi-detached, 4,105 owner households against 1,355 renters, and a median value of $1,800,000. Fourteen were built in 1960 or earlier, the oldest in 1937. They sit on Yonge at 3110, 3112, 3464, 3474 and 3488, plus Du Maurier Blvd, Lorindale Ave, Ranleigh Ave and Glen Echo Rd. The towers people picture at 3000 Yonge and 2200 Avenue Rd fall outside the line. So the work here is walk-up hallways, stairwells and suite turnovers, scheduled around residents.
Along Yonge there is the retail side. The Yonge Lawrence Village BIA was set up in 2001 and runs from south of Lawrence Avenue to Donwoods Drive, owner-operated shops and restaurants on a street dressed with pole banners, benches and flower baskets.
