York Mills sits around Yonge Street and York Mills Road in North York. York Mills Road picks up where Wilson Avenue ends at Yonge, then runs 7.5 km east to Victoria Park Avenue, crossing Bayview, Leslie, Don Mills Road and the Don Valley Parkway on the way. The name is literal. Gristmills and sawmills worked the Don River valley here from 1804 to 1926.

Two census neighbourhoods carry most of it. St. Andrew-Windfields, north and east of York Mills Road, holds 6,685 private dwellings, and 51% of those are single detached houses. Water is the first one. Hoggs Hollow sits on the west branch of the upper Don River, in ground that was swamp, bog and quicksand before anyone built on it. The Yonge York Mills Flood Control Channel went in back in 1959, after Hurricane Hazel, and the G. Ross Lord Dam followed in 1973. Homes down there are still prone to moisture and flooding. On a paint job that shows up as basement efflorescence, stains that bleed back through a fresh coat, and exterior trim that has taken on water. We block and prime those spots properly rather than hoping a topcoat hides them.

Access is the second. The ravine streets wind, the lots slope, and from Yonge eastward the ground climbs before it levels off at Bayview.
